so I assume it is earnings before dividend (v interest which is pre earnings)

so you will see I assume 5B a year v 20B in one crazy scenario where the LP and SP are frozen by agreement for 25 years or whatever with Fannie still paying the 10% but no dilution due to SP or LP or WTS ----- that is still a great PPS
