I think you may have a misunderstanding of how many people with money think about debt and financing. Also for a lot of people planting roots in Florida from northeast right now 4 mil isn't all that much. Not saying your scenario is impossible, just improbable. Also no reason to lie at this point. The news came after the price increase. If he tells a lie like that before even offering the new shares he would be a fool. More likely he has an offer.

Also, have you seen the trend in Florida property prices? They got a deal, won't get cheaper for the foreseeable future.
