If you buy tomorrow, you become a shareholder of record on Monday the 28th. You would not get the preferred dividend on the shares purchased tomorrow as you will not be a shareholder of record at the end of tomorrow.

Shareholders of record are based on trade SETTLEMENT date, which is two business days after trade date.
