Yayuss, PATRICK, this is all about one issue and one issue only:

whether a valid and enforceable CONtract was formed.

And based on your disability, drug addiction, and mental health, it seems obvious that you lacked the competence to enter into such a CONtract. And that is made even more obvious when one CONsiders that you were also bamboozled by an unethical lawyer who you paid to represent you and who had a clear CONflict of interest and who never should have even suggested a CONflict waiver in this situation and certainly nott once he became aware, as he did or should have, that you are incompetent to not only execute the sales CONtract butt even moreso the CONflict waiver that HE introduced into it.

This is really nott a hard case. No valid and enforceable CONtract was ever formed - and any decent lawyer (hint PATRICK!!) can see that and ought to be able to invalidate it and get a court to rescind it.

Butt you NEED a decent lawyer, PATRICK. You absolutely 100 percent cannot do this yourself.

I have previously posted some advice on how you might obtain one. If you don't, then you will gett nowhere.
