I must agree with you that it looks sketch, especially considering there is no 22 Los Frailes Drive. There is nothing new on Pitchbook. This could be yet another chapter in the saga of the old website. Remember the website that was created last year? uBlock Origin is now blocking it because of some malware attached to it.
That said, there could be something real for all I know.
