You also need to take into account the availability of construction materials in these hot zones. Houses can only be built so fast. I live in a hot market area and concrete is backed up 6 months, lumber is backed up 4 to 6 months. Even though the market is hot their are lots of limiting factors that are suprrssing the availability to generate the additional revenue that was originally forecasted.
