Time frame is really anybody's guess. This is a custodial play so it will take however long it takes. There will be people loose interest or feel like they can do better elsewhere and move on. When this hits trip 2,3,4 there will likely be a bunch of flipping to overcome. So a lot of churning down here will be the norm for awhile. These things always take time. I was thinking today that it's probably been 4 to 6 months on every one of these I have ever been in before they start coming together and a big run happens.
