The whole problem was caused by the installation of the screen cage. If you look above the rot, there is a white stucco band with slots cut in it where the screen cage rafters reached the wall. For some unknown reason, the screen cage guys cut into the stucco and never sealed around the rafters. The water entered in those places over many years and soaked down into the beam below rotting them out. The place is about 25 years old.

The engineer is coming back tomorrow, now that we have it all opened up, to determine what needs to be done from here.

Fun stuff, but dirty, nasty work.

So back when I replied to this message of yours, I didn't tell you about Carl, the engineer who is coming up with the solution.

He's a biker, and a vet. Turns out he did two tours in Afghanistan. He was involved in a fire fight and had his right pinky finger shot off. He wrapped it and kept on fighting. When the action died down, his comrades insisted he be medevacked for treatment because the bone was sticking out and was sure to get infected. During his transport to the rear they got blown up by an IED, and this time he had very serious injuries.

They saved his life but thought he would never walk again... but this guy had not even one ounce of quit in him, so there he was climbing scaffolds with me and doing a danged good job. On top of that, he's just one helluva nice guy!

There are some incredible people in this world!
