It is safe and possible for REITS to payout more than 100% of "earnings" because REITS have depreciation which is a reduction of earnings on paper anyway. The correct way to anylize REIT earnings is FUNDS FROM OPERATIONS ( FFO ) or AFFO ( ADJUSTED)

That does not mean that some funds DONT pay out too much.
