It's cheaper then others with a lot less sq ft in the area.

The house we want to buy has been on the market for over a year. I'm praying it doesn't sell before we sell ours.

I was thinking of replacing the carpet because I figure it's probably not to most men's liking. However, it's still like brand new (we take our shoes off at the front door).

If it doesn't sell by February, I'll probably rent it out but I was hoping to get out of the rental business all together.

I disagree. A house that has huge bedrooms with huge walk in closets you have narrowed your market to people who need that type of space and the price that would accommodate that type of house. Thus, it will take more time to sell it.

The housing market is very hot and cold now every where instead of 8 months ago when it was hot in majority of area's.

One needs to wait a bit longer so more of the people who are in the market for that type of house can see it.

If after more of an extended period of time goes by and the house doesn't sell the market is telling you then in a more confirmed way it is over priced.

Until then imo more time is due.
