This may not be the best advice to maximize return on investment Truth.

Taking into account that everyone's life situations aren't exactly the same....

I would rather a person take some of their profits off the table....

As opposed to securing a loan/first (or second) mortgage and have to make monthly payments towards it for several years.

Chalk it up to risk assessment and forward thinking.
