I want to read the 10-K when it comes out.
I have more questions than answers right now.
What I am hoping for is that the $100 million proceeds
from the land sale (which closed in early January) is
used (to buy like-kind land) to increase cash flows.
I wonder if share buybacks were increased to take advantage
of the stock decline in December. (Would be great if management
bought aggressively there.)
