I agree with you 100% Bob. I don't think it will go up quickly but I think this is one to own for the next 5 years or more. I think it will just steadily trend up and up and up. I started buying in the 5.80s and then even kept buying in the low 7s so the current price with several months behind us is an even better buy. Many of my stocks I watch closely but this one I will buy a bit more and then just forget about for a few years.
