If I recall, the judges ruled based on an interpretation of the 5th Amendment that allowed taking of private property for another private party as long as it had public benefit.

This, of course, deviated from every case in history which only allowed taking of private property for public benefit thru governmental use.

The argument you are laying out is around the reason to take the land. All of that is irrelevant to the actual ruling. The government doesn't need a reason...they never have. They just need to prove public benefit.
