Shasta, you are not getting it so I'll type really slowly. :) It's not the house valuation that I am referring to here, I agree that the data there is unreliable. I am simply stating that it shows (now here's the part you're missing) ACTUAL recent sales of homes just like yours that are close to yours. That is the EXACT same data that helps real estate agents price your home. It gave me ten houses in my neighborhood that were exactly like mine re: age, sq ft, lot size etc..... Yes some may have had upgrades but it still gives the range for recent sales and that data is very important when getting an idea of market value.
