Good plan, Benj, and good luck. One of the worst things I can remember was buying my first home in 1989 for top dollar, and watching it lose $100K of value, while spending the next five years selling homes that were bigger, better, on larger lots for much less than what I had paid. Not fun. Took 12 years for that home to reach breakeven where I finally sold it.

I think that crash offered a once-in-a-lifetime opportunity that I missed, but if it comes around again, this time I'm ready with cash in hand, and plan to buy if I see significant price depreciation, but, as I learned with stocks, I will wait until I receive confirmation of the turn up again before I lay down my hard-earned dollars.

I'd really rather the economy just improved, however.
