Yeah...I posted a Business Week article about 6 months ago that showed that Rochester is 3rd most undervalued housing market outside of Texas. We really cant wait though. With rates rising like they are we can't afford to wait any longer...especially when we're getting a full percentage point off of the market rates for being first-time homebuyers. If we wait another year, we'll miss the first-time buyer advantage because we'll surpass the income limit. Plus we plan on staying in this house for a while (~10 years).
By the way, the current asking price is $189,900...down from what it first listed at 199,900. The sellers now live in a lake house and have moved out of the house we're making the offer on. There was no interest in the last open house (3 weeks ago); we were the only ones that were there.
