2morrow, re IRT, I think that its important to note that IRT was spun off from RAS (publicly traded Rait Financial Trust).
IRT's advisor is RAS, and IRT's management came from RAS. RAS has been a very poor performing REIT in both the short and long term.
For that relationship, I believe, deservedly or not, IRT trades at a discount. I'm just offering you why I think IRT trades trades lower than its peers, not that it should.
Btw, RAS' yield is 13.4%.
