Better than shell price .0004. I like Pho House alone over Pho House and uncertainty related to Colleyville. The longer Colleyville stays in limbo, the longer we stay in this range. If Colleyville opens or a PR comes explaining the delay, all good. If the company clams up related to Colleyville, again, we will sit. Walking away from Colleyville is not bad imo. S*** happens. Not telling us what is going on is bad for pps clearly. I don't want Colleyville if it's going to be a money pit although I do want a second location somewhere in Dallas area. My opinion.
