At first when I saw the first few lines I cringed and figured that the realtor was trying to hide something but now that you say it is brand new I would agree. My house was new about 15 years ago and they are right in that most builders warranty everything "top to bottom" for the 1st year and then the major components for a few year thereafter. I remember calling them back for every little thing that I found and they would always come out and fix things like drywall cracks, nail pop outs etc... As long as the builder is a reputable one/larger one in the area I wouldn't be concerned on the inspection being it is brand new and under warranty.

I'm assuming this house is in Florida.

I would agree with the Realtor. All of Florida has building codes and the county will send out inspectors to make sure everything is up to code such as electrical, plumbing, air conditioning, framing, roofing, etc.

They building department will not inspect stuff like drywall, paint, tile, carpet, etc. but you can do a walk through at the end and if you notice something like bad paint job, misaligned tile, a reputable building contractor will have his subs come back and fix it.
