Thanks Chacha, however, I cannot make decisions based upon another person's "opinions." I need facts, particularly after having been decimated by Neom.

You may be interested in the post I just made on the Neom board. I consider it a fair assessment given my current knowledge. It is possible that in reading it you may be able to add perspective.
