Well that worked out for ya in a good way. I'm as frustrated as anyone with the stagnant pps and the lack of info other than posters adding their thoughts and dd. I guess if this is a annual event in the sense it could go again at some point same as last year or the year before but I missed those and would like to very much see it go again.. With what I have in the portfolio I certainly hope it doesn't end up like this.. This is my last hoorah from last years mistakes.. Best to all,, vmgi
