I also agree. Not only is this common, but it is pretty much the rule when leasing existing commercial space in this area. I have worked on a number of these transactions, and am currently a planning and zoning commissioner, so I see this regularly.

BUT!

The NNVC concern is not the lease per se, it is the creation of Inno-Haven for the lease-back, which some see as a margin and control grab by Dr. Diwan. It is also the stock sales that partially funded Inno-Haven and impacted the sp. Moreover, it is the fact that the Diwan family is on both sides of the negotiating table for the NNVC lease. These things are pretty far from the norm.
