Your hypothetical involves zero committing to be a manufacturer. The 10k clearly says they want to hand off the rights and collect a license which is based on sales not gross margin or overall profitability. So revenue to the company would be a fractional value of your most optimistic projection. That type of over inflation of possibilities seems to be a prevalent theme with the company.
