Working this out give me 24 hours to fill in all the holes.

Came up with this scenario:

Terraces are adjacent to the channels right?

Where were the first nuggets posted found?

"Approximately 2 ounces of specimen gold from an area adjacent to the Black Channel"

That is the key. IMO Gary found a terrace loaded with gold. About that time they switched the tunnel project IMO to get to the portion of the channel where this terrace is located.

Then shortly after this they set up RGI because they KNOW they are sitting on a profitable gold mine. Also about this time is when Perry took another 5M shares.
