I do not think it is factored in.

I think he meant PPS all said and done after crazy short squeeze.
But still I think his estimate is a bit on the conservative side. But,

I found one common ground for a 3.5% RR between two who reply.

Kevin was $5 to $6.
MMRF was $6 to $8.

The common ground between the two is around $6.25 for a 3.5% RR.
