I would bet on the classic car market more than rehabbing abandoned buildings in the wrong side of town. Classic cars do not have a property tax ever, and are much more fun to enjoy. Insurance is also cheap for 100% coverage.
Find an antique ice cream truck that plays Disney tunes and goes ding, ding, ding around the neighborhood collecting cash money.
Gutting buildings doesn't sound like much fun to me in a dangerous neighborhood. How do you intend to protect your investments when you leave at night after working on them all day?
