i don't think you're missing anything, but i'm a biased long. the reiteration of guidance provides confidence that phasing out the individual communities is going to be fine.

i'm not in this just to jump ship when a blip comes along. so in that sense, i agree that you're not missing anything, but the sellers have a different time horizon.

Solid DD combined with timeliness and conviction is a recipe for profits.
