From the contract:

For performance purposes, the date of this Agreement shall be the date when the last one of the Buyer and Seller has signed this Agreement (“Effective Date”).

Ok, so everything referring to the effective date really means MAY 15th. From what I can remember most of these things are exchanging of small sums of money/title etc. So, I think that part is ok. They might be scamming us. They might use us unwittingly; but it should still run.
