Could go either way short or long term, I guess the question is more or less will the sellers want out right away or later when profits roll in and teh PPS rises?

I think a mix of a little now and a little later may be the more likely outcome. Either way, This is a pretty nice setup. The GAA has major juice, the Ceo has built and run many successful full casino hotels, and with the right software and security measures built into this site, this could be literally a "dream operation" that would not be possible in many other countries.
