Well, I'm watching the TNX kind of close because it's so related to the general market and because I help our office staff time their re-finances.

I told them last April I expect 4.5% 15-year mortgages by April 2003, but a few jumped the gun when things got close to 5% in December. You really can't blame someone for jumping at 5% for a 15-year.
