I looked at Equity Residential for comparison to Archstone. It has 152,000 units, and currently trades at 18.5 B market cap and 2B in revenues.

If Archstone is higher end real estate, it could come close to your 22B. Is there anything else about Archstone that would set it apart from EQR for a higher valuation? Better matgins? Low or no debt?
