The retrieving part can actually get quite expensive. Black sand is a huge pain in the rear to get fine gold out of it. The gold becomes trapped in it and a magnet will pick up both. Smelting is an option, but with price of energy and all the environmental laws, it could be a long while before that is approved. Chemical deals with mercury, arsenic, Nitric, and sulfuric acids. When contained, they are safe, but if ever there were a spill...
Sluicing would take a huge amount of water, but then you miss the real fine gold which could be up to 70% of your profit. As you can see there is no easy way for this to be pulled out of the ground. If it were easy the former owners would have pulled it out in the 1800's.
