39 was the pullback after we hit 45. at that time that was a reasonable price level cuz a lot of good things were about to come. the concessions came indeed but the way management started to behave neutralized all positive events and even down spiraled the PPS to lows we would never have believed at these times. I completely understand your grief, Rus.
