Roxie? get to work on the LOI, they will fall for it I promise! how about another "land deal"? Don;t worry, they already forgot about the the last 2 "signed purchase contracts" that resulted in no land purchases. Do it again! They won't know nor care!
Throw in a "hydroponic farm" line in the PR too! They don't remember it's a year from your last bull PR on it. No one will ask you why there still is no farm Roxie! And if they do, you can just ignore them just like you have with neptune, mquattrini and countless others.
