I am in business, and even on lease agreements I have had the language read "contingent upon operating license" . So, if I was to sign a contract for a land purchase for business, there is no way, unless in the contract the sale closing was contingent upon the necessary zoning and permits specific to my business use. It's up to the seller to agree to those purchase terms. But, I don't expect they would buy a piece of property for the plant, and then " hope" that the zoning required occurs, or be stuck with the land, no way. JMO, based on experience.
