Let me re-phrase.

Does anyone talk to the owner?
I'm not talking about some hearsay birds and sparrows,nest BS.

Ask real questions and get real answers.

What about this fantasy?

"The resort will be situated on a large lake and be approximately one kilometer from the beach. The resort plan includes a casino, water park, hotel rooms, hiking trails, horseback, three restaurants, boating, fishing, and other amenities. The lake has two waterfalls."

If this was a real plan the PPS would be at least .25 by now.
