The Sanger lease is in a played-out part of the Wilcox Trend. The "Sanger heirs" are descendents of the famous Sangers who started and operated the Sanger-Harris department store chain.

The "Sanger heirs" know rubes when they see them; that's why they dumped this worthless lease on Matrixx. Even if they're lucky enough to drill a successful well, the production won't even pay the operating costs. In the Oil Patch, that's called "swapping dollars".
