With the volume and price variance the last 60 days, I do not think the flippers are money fat. The NS might be another situation, but I think they get theirs sooner than later. Or should I say, I hope sooner than later.

Until the JV, the managements silence is OK with me, I cant imagine what they could say at this point anyway. AND You would not believe them anyway. So we wait.
