96: You are a man of vision. I do not like what I see in the work force. Employers are cutting everywhere they can and that means wages and benefits. Real estate sales are falling apart everywhere. The appraisals are coming in so low that the sellers who thought they had some equity are really upside down and facing short sales. We own a local real estate company and we see the pain of job losses,short sales,bank REO's and fears on many fronts.We had another VA appraisal come in on one of our pending sales $15,000 below the sales price. When we checked the current sales in just the past few weeks, we agree with the appraisal.There are only two people who are optimistic about the values of the current houses - (1). The county tax assessor really sees big values, and (2). Our fire insurance company wants to insure them for three times the current replacement cost. Everyone else sees the reality of the current mess. j.m.o. p.c.
