I really don't see it as a problem that we languish here in the mid 30's and we really should move up from here....

like you said more/less this is an investment class of the shrewd and when material events present themselves then we are off to the races... and it will be possible to play the exuberance off of that... IMO

I really should go outside and get some exercise.......
