It’s clear you are dismissive of any information not coming exclusively from MB “Sage of Florida”. Do you have proof of cash inflowing from the JV? Because last I saw dilution was still happening. How about those “new projects” coming through? Got proof of those happening other then MB’s word?

Perhaps you should take your own advice and get your ear out of the keyhole. The heat in Florida is obviously making it difficult to reason.
