Why not keep the mortgagae on your house and then buy and pay cash for your vacation home on the water somewhere? In this way you still get the tax deductions and can afford a fun getaway. And by the way the waterfront cottage will be appreciate much more in value than your home. And be easy to sell anytime you decide without a realtor. This is what I did, and I could easily sell that property even in these tough times for triple what I paid for it 10 years ago. Everybody in Vermont wants a waterfront cottage here, and like the Trust Prefrreds, not many owners want to sell !!!
