Be nice to your Mom and Dad,

The HOUSE has been in the FAMILY since 1947, my DAD bought it for only $14K dollars and the property taxes are only based on $39K dollars.

CA allows you to transfer property from PARENT to CHILD and still keep the same tax base under Prop 13, the property taxes are only $650 dollars per year.

When the time comes I will give it to my son.
