& this is one of the reasons property is still fairly expensive out west here in nor cal....& this is typically the best time o'yr for us...it's been in the low to mid 70's for the better part of 2 weeks now....& b4 that it was in the low to mid 80's.

Tho it's gettin 2 b where now we dont know wether to grab a sweater or not after 7p :0
