I think this will shoot on news and I am with you on averaging down, I am good for now unless we take a minor dip I may throw more good money into this project....LOL!

If I am correct the area is now The Balboa Bay Club & Resort. Nothing look the same as when we were running around! And if this is the same little cove type area I got stuck and had to walk my dingy/sail boat all the way back to our launch because I didn't know how to tack against the wind! Was this just off of bayside dr????
