Joe, you are more up on home builders than I am. My post was in response to FS who is waiting impatiently for the coming demise.
In the Miami-Ft. Lauderdale I've seen little or no slowdown. It now takes three weeks to sell a house instead of three days. As of last week there is a cement shortage(!) in the trade. I am more curious how buyers here have not reacted yet to taxes which may become unmanageable after they retire.
And then there is the irony of how in the early eighties we took all of the 5% and 6% mortgages off the books from thirty years earlier only to recreate them again.
