I have just found this forum. I am not totally pesimistic about the future, I believe there are just too many factors to predict.

However reading the opening comments by the moderator I think he leaves out some very important issues no one is talking about. One of these is that since the 70's there has been a steady increase in 2 earner families. In the sixties it was mostly 1 paycheck per household. Gradually as more women entered the workforce we got to where we are now mostly 2 earner families. This means there has been a substantial increase in income available for housing. This factor of increased income simply won't continue because 2 earner families is already the norm.

I've never heard anyone else mention this factor but it goes directly to affordability. What do you all think.
