I had a great talk with him a few months ago, he was upfront and honest about the challenges (toxic financing), the opportunities and his plans for the future.
I am looking forward to a similar conversation... I think he is a good egg, and will only hit a home run for himself through PPS increases. He does not like the financing any more than we do, and is working on it.
I will update if he calls.
