I don't expect housing to bottom until mid-2010, and I don't think we'll start seeing appreciation off that low until late 2012.


ajtj, If you have a moment, could you give a bit of insight into how you arrived at these dates?

Over the next few years we plan to move from a non-housing-bubble to a bubble part of the country and I'm trying to get a handle on the big picture.
